Following the entry into force of the new Royal Decree on Short-Term Rentals, any property owner who wants to rent out their home temporarily must now obtain a Rental Registration Number (NRA). This process is now mandatory to list properties on platforms like Homyspace, Airbnb, or Booking.

What is the Spain’s Rental Registration Number?

The NRA is a unique identification code issued by the Land Registry for properties intended for short-term rental. Since January 2025, this number has been mandatory for rentals shorter than one year, especially in coastal areas of Spain where holiday tourism is common.

This code is now part of the legal requirements for listing any property on short-term rental platforms.

Why Do You Need it?

Starting July 1st, 2025, the NRA will be a mandatory requirement to:

  • Publish your property on short-term rental platforms
  • Finalize legal short-term rental contracts and bookings
  • Avoid administrative penalties
  • Ensure compliance with current regulations

📌 Important: Although the system has been active since January 2nd, 2025, we strongly recommend not waiting until the deadline. At esteve&fuchs, we take care of the entire process for you.

Who Needs to Obtain it?

✅ You DO need the NRA if:

  • You offer short- or mid-term rentals (under one year)
  • You provide tourist or non-tourist rentals
  • Your property is covered by the Urban Lease Act (LAU) or similar laws
  • You already have a tourist license (the NRA is now an additional mandatory requirement)

❌ You DO NOT need the NRA if:

  • Your rental contract is for more than one year
  • The property is loaned for free or used by family members
